There are numerous creative ways to not only purchase that home, but also to maximize the profit and quickly sell your current home. The first thing you need, however, is a motivated seller. Doesn’t sound like they are very motivated since they want top dollar and want to be cashed out. Do they need to sell, or are they just testing the waters? Ask the questions: Why are you selling? How soon do you need to sell? This will give you good insite into their motivation level now or in the future. If they are not motivated now, they may be sometime in the future or they may never be motivated enough to do anything other than a conventional deal.

We are very interested in purchasing this home we looked at. The owner wants $350,000 for it. They need to get cashed out on it. We have a home on 5 acres worth $175,000+ and owe $125,000. Is there any way to get creative with banks or??? In order to give them what they want but keep our payments down around $1,500.00 for at least the first year or two? There is a mfg home on the property that we would be able to rent for about $800 per month. I don’t know if there is any kind of deferred stuff or ??? We know this might be out of our league but thought it was worth the effort to ask creative people who read and post on this site.
