You tie it up and then offer it for sale to your rehabber clients who will come in and do their own estimates.
Soon enough you get the hang of it and can make a guess that’ll put you in the ballpark. Just don’t close on it based on your own guess.
Let your rehabber client close on it after you’ve assigned it to him and let him make any mistakes/profit with his estimates.
