Based on the way you have presented this deal, I would talk to a small bank about a blanket lien. In order to sell off various properties out of the group, you would request for the bank to give you release clauses on each property. If you would like more detail you may call me at (909) 944-0199.

How does one finance a group of houses, say 5 single families and 5 6-families? Where would I find a lender for this? I assume it would all be covered under commercial as it would be viewed as 35 units. What if you want to sell 2 of the properties in a few years? Anyone that does this sort of lending please let me know via email.

Ed: Do you have lenders who will do cross-collateralized loans? Are they competitive? What kind of terms have you seen? Can they operate in Texas?

I have a local bank which will do multi-property deals, but I would love to have a second bank. Competition is a good thing.
