imagine also that you have access to the MLS (yes, i do have access).

I start by checking out the neighborhoods. In may case, I don’t like dangerous areas, so I will note which areas or subdivisions I do not want to look in. Haven’t figured out an MLS search criteria to do this, so its a manual sort of the results set. I then start at the least expensive part of the market. I will select a price point considered “cheap”, such as $350k in the SF Bay Area or $100k in Phoenix. Then I will see what the result set looks like. I will then adjust the high/low price bounds until I got the set I’m looking for. Since I usually look at 3+ BR and 1.5+ BA, I will enter those criteria. I will also enter items I prefer such as garages (not car ports).
