how do you set up a trust? - Posted by jim

Can anyone tell me exactly how a trust is set up? I need to know everything, as if you were talking to a two-year old.
What forms do you use, where do you get them, where do you file once you’ve created the trust, what does this cost, do you need a lawyer.
I want to know because I may want to get into buying houses sub2, and Russ Sims told me on this site that deeding the property into a trust does not violate any due on sale clause a bank may have.
Any and all info you can give me, or where to find the info, would be appreciated. Thanks in advance.
