You need to get the actual numbers on the park. You may want to complete a search in the archives as this has been discussed numerous times.

I have been talking to a mobile home park Owner in upstate N.Y. He owns a 57 unit park which according to the local municipality is assessed at 322,000. However this park is a mess. abandoned vehicles all over, along with a very large number of old trailers with junk all around.How do I make this man an offer that is fair to him and myself
