I do 12 months with the right to extend 12 more months. But if you do not own the home, then it depends on how long your option is with the owner/seller. Shorter can be better because if its for too long the home may jump in value and the T/B will buy it for less than FMV.

When you are leasing a property with an option to buy to a tenant, how long should you make the term of the lease-option?

Should I stay with 12 months, 24 months or 36 months?

Why would a short term be better or worse than a longer term?
