My answer would be how much can you get, I would advise always getting as much as possible. If they ask me how much I need down, I always ask how much do you have? I don’t use a percentage, but I always get more than I have invested in the property, or more than my down payment if I have any at all. If you never mention a figure you would be amazed at what percentage people will give you.

I am curious about how much non-refundable option money you
are currently getting from your lease-option buyers? Much literature suggests getting 2% - 8% or so of the selling price – what is your experience? Thanks.
