Jim,
I am very upfront with sellers, T/B’er and who ever I talk to.
I tell them that I am an investor, because I am.
In my state you must be licensed to manage property, therefore representing myself as a manager would not be good.
I prefer an honest approach to ALL my dealings.
Honesty will get you everywhere.
As long as you present good ideas and solutions to sellers problems, they will not really care what title you give yourself.

When doing a Sandwich Lease/Option and I speak with a Seller or Tenant/Buyer, how should I represent myself? Should I tell them that I am an investor and the President of my Real Estate Investing Corporation? Or should I represent myself as being the property manager for a Corporation that invests in Real Estate?

I think I heard something on one of my courses that said I should represent myself as a property manager and not an investor.
