I pay a local title company about $100 a year, per county for “green sheets”. It is a weekly list of everything recorded at the register of deeds office.

In my fair city (Tacoma, Wa) there is a daily legal paper that has the NODs (notice of defaults) listed. Chances are there is a legal publication where you are. You can also look for subscription services that list pre-forclosures. These publications usually come out weekly and the subscription might be kind of pricey ($600/year) but one deal pays for it. Ask local mortgage brokers who offers this service: they should know because they farm these pre-foreclosures for refinance deals. Good Luck!

In Florida, foreclosures begin when a complaint is filed and a lis pendens is recorded. This info can be found at your local courthouse and sometimes on the internet if you county’s recordings are online. Where are you located?
