it didn’t work out that great for me. Not only did I have to educate them immensely, which is always the case, but I was trying to sell them something they believed they didn’t need. Most of them had funding already set up. I spoke to all the guys here locally with no luck so I went after different sources.

I don’t want to discourage, in your part of the country, this may be exactly what they need. If you are planning on brokering these you should research who you are going to use. Yield guidlines vary from institution, but most of them start around 15-18% yields. Some may be lower. If you want some names of places that specialize in MHs let me know. I can look them up for you.

Thanks for your responses on my previous posts. I am thinking of approaching mobile home dealers in search of possible note deals. Has anybody ever done this and what kind of marketing materials did you use. Thanks
