If a vendee flakes on a recorded land contract is there any way to clear the title without having to go to the trouble of having a judge rule on it ?

do not accept a Quit Claim Deed without checking title first. in many states, any judgments or liens against the vendee will attach to the property if you accept a deed from them. call an attorney in your state who can tell you the best way to proceed on this.

on a Land Contract are quite specific, so I would suggest reading them carefully.
The Quit Claim deed from the buyer back to the seller will clear it up in some cases.
