The best thing to do is establish a relationship with a realtor, someone who does not mind woking with you so long as you send business their way. Another option is to offer to pay a set fee for your comps say $5.00 a comp. That is done here in the Dallas, TX area a local realtor provides the service. Or I am sure you can subscribe to your local Realor orginization for a quarterly fee if you find yourself spending alot on comps.

How can I find comps without paying $29.95 a comp on some website? Any good, free resources on the net? Do I need to cultivate a relationship with a realtor (prefer something quicker although that will be in the hopper)? Any suggestions appreciated. I am in Northern California.

go to titleadvantage.com and sign up for a free trial.
You get 2 free comps.
Then…when you need more, just sign up for another free trial.
It’s a pain because you have to use a new e-mail each time.
just use something like mymail1@hotmail, mymail2@hotmail. mymail3@hotmail etc.
When you make some money, pay the $80 per month to Dataquick.com to use the service (it’s the one that you use at titleadvantage)
