Hi people,

I’m sure theres a lot of newbies like me out there just blow off deals because they are not answering the right questions on phone. When a potential homeowner calls you from your advertisement, whether its wholesale properties, out-of-state owners, free & clear, or foreclosures; how do you screen them and make it into a potential deal worth looking? Any scripts that can be used? Does it sound offending asking people to sell you their house 60 or 65 cents on a dollar on the phone?
Any suggestions or comments?

I ask all the callers the same things:
Address, # bedrooms, basement/garage, repairs, how much they want to sell for and then how much their monthly mortgage is and it it’s current (final question is an all cash offer depending upon mortgage info.

From that information, I can put them into any category I want. Sub2s, purchase, rehab etc. from there. Quite simple really.

I can get deals well below the 60cents on the dollar on the MLS all day long anyway.

On a side note, I ran into an English investor who flew over from Britian to invest and oversee the purchase of many houses. He said in 10 years my market would be fantastic once again and those people w/ lots of rentals would be making a lot of money.
I think he’s right. :smiley:

You said u getting deals from MLS all day long, what do you mean by that? You just go to www.realtor.com and then just submitting deals? Cause I know theres this guy just blindly sumbit deals 50 cents on a dollar, and after like 100 rejections, he got one to go with him. Is this what you’re talking about?

I tried submitting offers on foreclosures that were on the MLS and I was told that I would need to provide proof of funds, Prequal letters, and a $500 deposit for each and every offer. How are you getting around all these problems and finding deals below 60 cents on the dollar?

Your ways look really attractive… Iwill try to do so in the next few months. But to do so, telecommunications services must be on the highest level, e.g. optimum business customer service works well as for me

Much of the success behind a converting call into deal is how real estate agent approach the client. If the client call the realtor for buying or selling house in abbotsford then the realtor must show interest in client. He or She should listen more and talk less. He or she act according to what client want. You don’t need special powers to make cold calls that convert. The success lies in your preparation and delivery. How you position yourself on a cold call should reflect core traits that buyers want in a realtor. The realtor must show Confidence in your abilities, Preparation that shows your prospect you’re the realtor for the job and show Enthusiasm to get their property sold. That’s all.
