I always provide them a homemade net sheet because all the figures for closing costs are simply estimates anyway. HUD-1’s are for title companies and attorneys to fill out. So far I haven’t had any problems using just a net sheet.

I am tackling a couple of short sales and I do not know how to fill them out for the lenders. I plan on discounting them and flipping them to an investor. I would appreciate the help. If anyone has one filled out. My fax number is 979-865-5756.
