You question is very easy to answer: the best place to get a purchase and sales contract is from a local realtor! Their contracts have been fought over in court and are legal in your state. That being said, there are other more subtle issues to deal with…

What contingencies will you put into your contract as an escape clause to get out of the contract if need be? Will you modify the realtors contract on your own computer to look like the local contract, but with the contingencies already imbedded? Will you use different contracts: one with FSBOs and one with realtors? If you can’t readily know your answer, and which answer is best, and why, you might want to consider looking into Bronchick’s course on Nuts & Bolts of creative RE. He gives you all his forms he uses; I have found this invaluable.
