This is what I did on my first deal. Borrowed 10% from the realator. I still had up front cost for closing cost’s such as insurance,apraisal, termite inspection and earnest monies, about 1500. total. Not bad considering I did not have to come up with the 10% out of my pocket, my 1st leasse will pay that for me. Just ask the realator if you are dealing with one to borrow there commission over a 5 year period. If they have been in the business for awhile, they might bite.
