Currently, I own a large city warehouse which is need of repair. It is in a good location for development. There are new homes being built in the immediate area. It has a 20 car parking yard area and a 1/4 acre lot. What would be some good ideas for the use, and ways to creatively fund the construction and other issues concerning this prop.

Two things: Just paint lines on the floor to section it off, rent that space to the flea market vendors and have a flea market…or…take chain link fencing and section it off into storage area…both are good “holding time” cash flow generators.

Not sure where you live but in our area condos/lofts are desirable. You can refinance the property and get a construction loan with deferred payments. You wouldn’t have to make payments until construction was complete. If this is still not financially feasible, bring in investors (not partners) to help you execute the deal.

Thanks for the reply…it’s interesting that you picked up on the flea market idea. We did that years ago on the side walk and it was successful for that time. Now , the city agencies are muddling the waters for that type of business. They are pushing construction of new homes. The area is greatly and quickly changing. We attempted to obtain funding to renovate the property. The numbers did not work out.
We thought a storage facility would be good, although, there are atleast two with in 4 or 5 blocks of our building. We are right at the corner of a fairly well traveled part of the city convenient to highway, parks, universities…We have a time point to make a decision what is best to do …or obtain enough capital to take care of the immediate issues, taxes, mortgage, clean out and sell it as is.
