There is a lot beside a CVS and in front of an apartment complex. The lot is .73 with road frontage on a heavily traveled road.

I was thinking of a drive-thru cafe and my partner is thinking of office building. What type of business would you put there?

It does not matter what we think.

Survey the community. What exists, what is missing? For every
business there is likely competition. Who and where are they?

Even if you find the right type of business you still need to do a deal
for the lot. How the deal gets done might define if you can afford to
put certain business on the lot.

What is going on in the community when it comes to employment,
population trends and other demographic variables?

Maybe the best plan is to do nothing other than a parking lot for a few
years while some other developments happen. There are many
variables.

If you have Ray’s course check out the sections concerning the
community’s master plan and other information that tells you which
direction the market is heading in.
