In a sellers market where you have a ton of buyers and only a handful of sellers. Is it a better strategy to concentrate on advertising for houses to lock up, then look for buyers later?

It’s always better to find MOTIVATED sellers, in any market, as opposed to a house for sale. Check the archives for info.

I find it easier to build a buyer’s list. And then go find the house they want.
Finding sellers is the easy part. If they can’t sell within the first 45 days, you can bet they are open to new suggestions. For this reason alone, I won’t bother calling new listing.
When I call sellers this is what I tell them. Mr. Seller,
“If I can’t get your home sold in 30 days, I will make your payments for you until it’s sold.”
