Private money…if i refinance private money is more expensive than non conventional is it not?

If its same rates and or terms i would get if i refi then no problem as long as i get my cash out.

I am in need of a new broker who can handle deals less than 100K. For cash out REFI and also selling purposes of properties.

Self Employed for under 1 year

i have fico 625-675 somewhere in between

Looking for 80-100% LTV the higher the better

Interest Only loans

Must be honest and not BSing just to get the loan and then not deliver on the terms.

Can close loans in 3 weeks or less

Return phone calls and doesnt pretend to not receive msgs.

Does not go on vacation right in the middle of a loan that is already 1 week late.

Can offer better terms than 10%

Sounds like your broker doesn’t like return business. Give me a call and we can talk if you would like. I work for a broker in the Cleveland, OH area. You can check the better business bureau and you will see we have been around for 7 yrs and have a great record. I do a lot of purchase money loans and investment loans. So a refinance is not a problem. My contact information is below.

If you can:

  1. Document 2-year employment history.
  2. Document income needed to qualify using 12 months bank statements.

And have held title for 12 months I can do 90% C/O
If you have held title for atleast 6 months I can do 80%. If you have held title less than 6 months RT is available.

Interest only on case-by-case basis.

Hello Chris, As a broker, I know that it is not easy to keep up with the phone. But, I do return my emails better. Have you considered using private money to fund your projects? They start at $25K.
