Many I work with have had BKs, foreclosure, charge-offs, repossessions, and bullet wounds to the brain: and still manage to acquire investment real estate.

One fellow (about nine years ago) had all of the above, plus a recent complete nevous break-down,. a total business failure and a year-long stretch in a mental hospital, and managed to acquire three SFRs (including his own home) and an apartment building within a two-year period after that (without a dime out of pocket). He and his wife now own one of the largest Janitorial Services in So. Cal. and are still buying and flipping RE like it was going out of style.

It’s a matter of “Want To,” and an ignorance of, or refusal to accept, the “Wishicud-but-prollycant” Syndrome," that’s all.

I had a foreclosure last year. Is hard-money the only way
for me to purchase units and fixer-uppers?

Most of the seller financing deals I have done, did not require a credit check.
