I think yo’ve pretty much covered a lot of good bases already. You just need to determine what works best for you in your area.

I have been investing in private real estate for the past 6 months (part time); during which time I have purchased 1-two family home, for no-money down and a $75/month cash flow.
Mechanically inclined I am not nor do I want to be a hands on land lord for numerous properties.
Joe Kaiser, Ron LeGrand, William Bronchick, and Terry Vaughn are some of the authors I have read. I agree strongly with leveraging OPT (other peoples time) and OPM (other peoples money) to maximize my success.
Two of my goals are to build maximum cash flow and to be able to pursue investing full-time.
My questions are as follows:
#1 What real estate niche(s) offers the greatest potential to build cash flow quickly on a part-time basis?
#2 What courses(ie tapes, videos, seminars, etc.) would you recommend that are straighforward and APPLICABLE!
