It depends on who you go thru (bank, mortgage broker, private money, institutional lender, etc) and your credit rating. I am speaking of an individual applying for an investor loan, not a business entity.
I’m working with my mortgage broker, now, at 95% investor loan, mid 9% interest rate. Points vary as well. However, I know Countrywide for example doesn’t offer 95% investor loans (90% max). I suggest calling various people, explaining what you need, and comparing results.
