If a seller is motivated, he doesn’t care a bit if you are licensed.

Also, I work it from both angles.

If the seller doesn’t want my deal, I offer to list it for 4.5%. The seller can always accept my offer at a later date if their market expectations are not quickly met.

Another great idea. Use your license (and access to the MLS) to make “offers” on expired listings. That will do two things: (1) get you an appointment to present your offer; (2) offer to list the property if they don’t take your offer.

It’s all mental. Consider having your license as a “positive” . . . it definitely increases your avenues for doing business.

I use angelfire and it is absolutely free, zip, zero, nada. It has easy to follow instructions on how to set it up. There are lots of other free websites available as well.
