Deed of trust is not legally required. If you can get away with an unsecured note, DO SO!
I have done several deals that way, then sold the property for cash and kept paying on the note after the closing!

Is a Deed of Trust a “necessary” legal requirement? Or can a simple promissory note suffice if agreeable to the seller? Thanks in advance.
