Well, a Google search for “sale/leaseback company” got about 15,900 hits. When I added “real estate,” the hits were reduced to 8,300, so I guess somebody?s doing them.
As you know, in terms of SFH residential real estate, a sale/leaseback translates to “letting the seller stay in the house.” In theory, it looks like a safe position. The reality is that it is precarious given our legally litigious society and the ease that civil actions can be prolonged.
As an investor, I?d have to choose between buying the land under a McDonalds or a 7-11, and dealing with a SFH from FBN Co. Hmmm.
