What does he want 5 now 20 later? Or 20 now 5 later. He could refi to provide cash for some of his equity and rehab.

PITI: $875
Mortgage left: 68k
Presently leased out at $850. Owner tired of landlording and wants equity out of it.
Any suggestions?
