I have looked at a SFH, 3 bdrms, 1 bath, unfinished plumbed basement, fenced back yard, good neighborhood, all appliances stay for $68,000. The owners have already moved out of state. They rented it to a friend. Payments are $560. The loan is NOT assumable. Some creative investor has already approached the owner with “increase the price and write a carpet credit” which they declined. Is there another creative approach that doesn’t take money??? The owner only lived there 2 years so not much equity. They didn’t say how much equity they have.
