I am a “rehabber” in east texas and I wanted to throw a question out to all of the rehabbers…just for fun. I would like to see what numbers other rehabbers are dealing with. For example, in my town, a 2/1 1000sq ft home in a shady part of town in decent condition sells for approx $36,000, a 3/2/2 1600sq ft home in a good area in decent condition sells for approx $100,000. What do decent 2/1’s and 3/2/2’s sell for in your towns? Does anyone else do rehabs in market conditions like mine?

In Virginia Beach, a 2/1 single family detached home in decent shape will go for around 180k. A 3/2 with 1600 sf would probably go for around 250k.
