I have a question for the MH guru’s out there…
I have heard from a lot of people who invest in MH’s that when people call you about their home and there is no or negative equity that nothing can be done. I would like to ask what your take is on this?
This type of deal is done on SFH’s all the time where there is little/no/negative equity. Essentially, I think the strategy would be to do a subject to and then a L/O, or use a PACTrust strategy in this case to build at least $100/mo cashflow on each deal. Shouldn’t this work for MH’s as well? Or is the depreciation on a MH too much and negates this strategy?
There must be a creative way to help people and make money in MH’s where there is little or no equity.
