For the quicker sale, flipping would be the option though, right? I could just put an option on the house and turn around and flip it to an investor.

Went to see a house today, couple wants to get rid of it because of tenant hassles. They own it free and clear, don’t owe anything on it. Asking 28k, but know I could get it for less. They had an appraisal done couple of years ago and it was 41k, all the comps were much higher. It is a 3 bed,1 bath. Spoke to them about lease optioning and they are up for it except they want out of the taxes. Wondering if it would be smarter just to flip it and how. To me it seems like a quicker way for me to make the money. The couple seems pretty open. Any advice would be much appreciated.

I do that all of the time. I tell them that I’ll pay 60 cents on the dollar or l/o for asking price (as long as it is reasonable).
