technically the realtor must present my offer, but I think an offer would be much more effective if the realtor was on board, especially if the owner is out of town.

I know a condo, listed with a realtor, that has been vacant for several months. It is in good condition, but I think the asking price is too high. It was rented before it was put up for sale.
I think this is a perfect L/O candidate, but since there is a realtor and I don’t know the owner, I need to deal through the realtor. I don’t know when the listing expires, but it must be pretty soon - but I’d rather not wait anyway.
What suggestions does this group have for a reasonable incentive for the realtor to let/help me present the L/O offer to the seller?
