Ernest Tew has developed a net lease agreement in conjuction with a option to buy document that address all of the concerns that you have.
You can buy his book “Get Rich Helping Others” which will come with a disk with all the forms and is available on this site or go to Ernesttew.com and email him directly and he might send the forms to you.
Personally I recomend buying the book as there is alot of valuable information in there.

I am sure this has been addressed, but I can’t find enough info when I try to search. Anyway, I am hearing that some people prefer doing L/O as long as park is fine with it. However, how do you keep from being on the hook for all repairs, maintenance, etc.? I would imagine that if a person is a Rent to Own or L/O, s/he is used to renting and not worrying about fixing things, much less being capable. So do you take the extra headaches/risks or how to work around this so people will Actually do their own work? Thanks all.
