Depending on how the contract is written, you may be able to claim the property was abandoned. Either way, the buyer is in default, so you need to hire an atty to clean up the mess.

We sold a piece of property on a land contract in the contract we stated if they missed two payments the property would become ours again. they are four months behind and have not paid the taxes on this property yet. The father of the couple wrote us a letter and said they have turned the property over to him. the land contact was never recorded.they say we have to get a lawyer to get the property back.Is the contract valid and is it our only recores. we would like to take the property back not sell it to the father we live in New York State
