It’s often silly to lock up equity in a free and clear property with the land contract. Once that contract is recorded, the equity becomes completely locked up. Sure, you can always sell the contract if you need cash, but it’s a lot easier to get some dough out by obtaining your own financing and sticking that on the property before signing off on the land contract.

Could someone please educate me on: how I can sell a property with a land contract. I have the property free and clear. A buyer wants to purchase with little downpayment and monthly installments. Is there such thing as a web site that I can download a generic land trust??
