I am about to take a true “0” option fee, pay the payments only L/O. The people are transferring next month and do not want to pay double payments. There seems to be about 10K in equity in the property.
I would like to have the property placed in a Land Trust to prevent any Liens from being placed on the property from the current owners.
I have never placed a property in a Land Trust before. I understand the basics of the idea, but would be greatly appreciative of any “how to” type of advice.

I would suggest getting a land trust course (Bronchick and Louis Brown have good ones). Take the forms to a local lawyer and have them review them for your state. This would probably be easier and cheaper than walking into a lawyer’s office and having him draft you one from scratch.
