Mexican trusts are for 50yrs maximum. The trust is owned by a Mexican bank, who has the option to renew indefinitely.

The bank that owned mine agreed on included option, exercised in the year before expiration. Hence the 99+ years.

Just Mexican law.

Several years ago, I bought a condo in Mexico. It had to be in a 99yr trust with me as the beneficiary, as I was not a Mexican citizen.

Also, financing was nowhere near as available as in the US, particularly to a non-resident. I understand things have loosened up somewhat in recent years, however.
