Lease options would be an excellent route to go in acquiring these rental properties. Or you could purchase them with seller financing and then remarket them to your buyers offering owner financing by wrapping the financing around the original seller financed mortgage.

My ex-landlord (I own now) has decided to sell off his rentals (some multi-family, some SFR). I told him I would call him when I had more of an idea of how to help him out. How should I go about helping him sell his houses? I am NOT interested in renting houses to tenants, only in flipping properties. Would Joe Kaiser’s “Tired Landlord” lease/option methods be a good place to turn, or do any of you have any other suggestions? I’ve never done a real estate deal, but have studied a lot of different methods. Would using an option be a good way to go? Thanks for your help.
