I need a good ad to put in the paper to get people to let me lease/option there homes. Or if you can tell me what is the best method for finding these sellers that would help too.

I don’t think you’re going to find a magic set of words that you can run as an ad that’s going to get people calling you to lease/option their home to you. If this is your attempt you’re going to waste alot of money and frustrate yourself.

A better method is to target some likely candidates for a lease/option (some of the ones mentioned below) and either call them on the phone, or mail them a letter.

Just my opinion.

  1. The “for rent” section
  2. Expired listings
  3. Any ad or any property with an out-of-state owner
  4. Worn out landlords. Find them in court evicting their deadbeat tenants.

And like Joe Kaiser said below … which makes alot of sense … don’t look for L/O ads. You really want to find people who will let you create a good deal - not people who already have it all figured out already.
