Thanks. My contracts are only valid in CA, AZ, CO and I use the standard one from TX in that state. Each references the applicable law in the state to make it easier in case of litigation to support the terms of the lease.

If starting from scratch, I would suggest the TX Board of Realtors lease. Its over 14 pages in small print and they thought of stuff that had never occurred to me. It references TX law, but its remarkably well organized.

I’m a real estate agent who also does some investing and in need of a good lease/option contract that I could use to help a seller sell his house. Would anyone have one that I could use and adapt to this situation? I would really appreciate it. Thanks in advance!

The laws vary so much from state to state and often from city to city that it would be useful to know what city/state you need the lease for. Some terms that may be perfectly legal in, say, Arizona are illegal in California or Texas (examples I am familiar with).
