Are these numbers to high?
Found a seller that was moving out of state and had a house listed for sale through a local realtor. The asking price is 75K and from the comps I pulled those numbers sound about right. The rents in the area average from 600 to 700 for similar homes in the area.
Am I way off asking $800/mo rent with a $3000 option price and selling price of 85k?
Also does any one have a killer ad they run for lease options to get alot of tenant buyers?

Why not try to sign it up for $75K?? After all, that is what the seller is looking to get. You, never know until you ask. Remember you can always go up on price, NEVER down!
