I have a potential lease purchase deal I am working on here in sunny, southern California. I purchased a CAR lease purchase form from the board of realtors to do the deal on. In large, bold type it says that the contract is not assignable unless the seller approves, and has the assignee fill out a credit report. I guess I was laboring under the mistaken assumption that I could assign it as I saw fit. That doesnt seem to be the case here. How do you seasoned investors handle this? Thanks for any input.

Don’t use you board’s form for lease purchases. They are usually designed to protect the seller. You need to use a form protecting you. take a look at www.legawiz.com . He has some forms like this.
