Try to get somebody who knows and trusts you to finance most of the rest. Try to put up as much more cash as you can to make it less risky for your financier. You might try some of the finanace companies also, such as household finance.
If the value of the property is greater than your option price, you might consider selling the property and getting out. You could assign your contract or do a double closing escrow to get it transfered from the current owner to a new buyer.
