Or something along those lines. BTW< where do you get the preforeclosure list?

I receive a list of pre-foreclosure each week I get the names and address of the home owner and the attorney. I am looking for info and samples on what to say in the letter I will send them.

I would save the postage especially with the atty. They make the most $ when the house goes to auction.
(They get paid by the amt. of paperwork filed) With the homeowner I would expect no more than a 1-2% response to your letter. 1 or 2 for every hundred you send. Try calling the owner or knock on the door instead. Come across as being helpful. Remember to follow up. Ten no’s can equal a yes down the line.
