Read a few more how-to articles. All this will be explained. Also, talk to a title company or two and get familiar with the entire closing process - they will be able to educate you and tell you what all the steps and costs are. A good title company can also talk you through “simultaneous” or “double” closings, if they do them (not all do).

I’m twenty years old and have not done a deal yet. I just received Russ Whitney’s home course and just want to do my first deal soon. I think I have a good concept for the quick flip method. Please tell me if I’m right. I find a motivated seller who will take 20-30 percent below FMV. I then put a contract on it with the 60day escape clauses and try and find a buyer, the whole time while I’m finding this deal I’m looking for investors to buy it anyway. Now do I set up the closing for selling and buying on the same day. And I also don’t know the technicalities for the closing. Who has to be there, who do I call to set it up. Please, some advice.
