I need to know the difference if there’s any as I am new to this and the benefits of it. Any feedback would be appreciated. Also, I’m in San Diego, I’d like a recommendation of someone who does it my area. Thanks in advance.

The two are very similar. With a land trust, the trustee’s sole power is to hold title to the assets. A living trust is the same, but converts to a “testamentary trust” when the grantor(s) die, providing the trustee with various powers to distribute property to heirs, among other things.
