Find a mortgage company that will let you get a higher LTV to pull out additional equity and allow you to pay off your existing mortgage.

I have a two family house with a positivew cash flow of 250.00 per month after expenses. I want to borrow money on the equity. I purchased the property on land contract and have approx. 20,000.00 in equity. My credit is bad ( bank ruptcy). I have slightly reestablished my credit with a car loan and commerical credit account. Any one know where I might be able to borrow against the equity? TAHNKS IN ADVANCE for any help.
