for the most part, these first time buyers programs that you hear so much about is nothing more than marketing by mortgage bankers/brokers to generate new business. in texas before refinances became legal , there were a ton of “first time homebuyer” programs advertised in the media. now , i can’t recall seeing any, everything is refinancing now!!!
as far as the best loan for you , well, 90% of EVERYTHING depends on what your credit score is…if your score is low , you may need a fha backed loan , if it’s fair or good , conventional is the way to go…

Whew!!! there’s probably something to all this marketing that’s going on out there…
