I am aware of self-directed IRA’s which allow the IRA to invest in real estate, notes, etc. Are there IRA custodians which allow and encourage mobile home purchases, notes and sales? If so, what custodians do you have experience with that you could recommend?

My tax objective is to avoid paying capital gains taxes on the sale of the mobile home and defer all other income taxes until I withdraw funds from the IRA.
